Update to Rosewood Miramar Beach Resort Project

On October 19, Caruso Affiliated CEO Rick Caruso and Project Manager Bryce Ross gave a presentation to All Saints Parish School parents on their progress with constructing the Rosewood Miramar Beach Montecito Resort on the 14 acres immediately behind All Saints. The following are highlights:

  • Project Schedule:
    • October-November 2016                 Sound wall and site prep
    • November 2016- January 2017:    Site grading
    • February 2017-Spring 2018:          Site and building construction
    • Summer 2018:                                  Grand Opening
  • Noise Abatement:  Caruso Affiliated is committed to minimizing construction noise within 100 feet of the Parish School during School hours. In early November they will erect a 16 foot high temporary sound fence along the Miramar’s entire east and north boundaries with the School and Church, behind the existing chain link fence and hedge/tree-line. To avoid disruption to the School, the chain link fence and hedge/tree-line will remain in place until after School recesses for the summer, when they will be removed and a 10 foot permanent, landscaped wall will be built, with plantings behind that to further abate noise.
  • Comprehensive Environmental and Dust Control: Trucked-in construction water will be applied during grading and construction to suppress dust, and there will be a full-time employee on-site whose responsibility will be monitoring for and abating any construction contaminants. Caruso Affiliated’s testing has shown that all soil within the site is contaminant-free, as is the fill trucked onto the site.
  • Resort Design Elements: There will be no housing units or guest/entertainment venues to the north of the Church’s north parking lot; this area will be limited to valet parking, behind a permanent sound wall. The only units behind the School will be two, two-story lanai guest buildings, with all guest room doors, windows and balconies facing away from the School and Church. There will be no line-of-sight from any Miramar building to the School or Church, including the patio.
  • Parking and Access:  All parking related to the construction, and all guest and staff parking after the Grand Opening, is required to be on the Miramar property, not on any street or other off-site location. Traffic flows to and from the Miramar during construction and after the Grand Opening will be to the north and east side of the Miramar, so there will be no effect on School or Church parking or traffic flows.
  • Security Surveillance: A 24/7 security surveillance system, as well as on-site security, will assure no intrusions onto or from the Miramar property.
